I am a proud investor in the Landmark Mall property slated to be delivered by Mid 2010.
Keeping a close watch on my investments has always been something I love doing.
My wife and I visited the site location today and found that there is a lot of digging action on site. Though, as any right minded banker will tell you that digging is no indication of things to come. Often builders make a show of aggressive digging to attract the high and mighty investor and then just stop! With the downturn this is going to be the norm.
However, my gut says, not so with Landmark developers. These guys seem to be sensible and know what they are doing.
As for the site location – Sector 66 – is enclosed between the new 120 meters Golf Course Extension Road on one side (this is also the side where you will see MGF Emaar Palm Springs, etc.), wide 60 meters sector road on two other sides and Badshahpur village on the fourth.
Landmark has two announced projects in the area. The mall in Sector 66 and the IT park in Sector 67. The only thing that keeps the two apart is the wide 60 meters sector road between the two projects. The two projects infact face each other.
The site dynamics are interesting too. The 120 meters Golf Course Extension Road is going to play host to the metro line and station. Once, Sector 66 is fully developed, commute from the nearest station to the mall / IT park will be a mere 1 kilometer or less and should not take more than a 5 minutes rickshaw ride. Once in the area, you will be sorrunded by residential complexes under development by builders of repute.
Behind the mall is the huge BPTP project underway (digging started). Behind the IT park is the Ansals town shipped (planned – signs in place but no activity yet). Diagonally opposite the mall is the Bestech project.
All this coupled with the fact that you have a healthy and thriving village in the vicinity should see decent foot falls. The IT park occupants should also impact the foot falls.
The downside, is that there may not be too many malls in the area and therefore brands may not be attracted to set up – direct impact on the rentals. Other thing is that the area would take at least 4-5 years before this is fully developed. The IT park alone is slated for possession only in 2011.
